Building C, located within NorthPoint Park 295 features a 394,277 sf industrial spec warehouse situated on Phase 2 of a 142-acre industrial development. The project consisted of 33 acres of site work which include erosion control, grading, site utilities, expansion of the current sewer lift station, concrete, asphalt paving, and landscaping. The earthwork required navigating difficult wet soils and importing approximately 150,000 CY of fill to achieve final grades. The building is a tilt-wall structure with a traditional joist and deck structure with a TPO roof. The MEP Systems were completed under a design-build contract. The core and shell of the project were completed on an 8-month schedule. In addition, the contract was expanded to include a 200,000 sf tenant upfit that includes drive-in truck wells, a 30’ deep slitter pit, and a 15,000 sf office space upfit.
Buildings D&E, constructed as part of Phase III to NorthPoint Development’s Park 295 industrial complex, consist of site work and two additional tilt-wall speculative warehouses. This phase includes an additional 54 acres of site work, requiring over 200,000 CY of import, excavation of two very large retention ponds, complete utility package and further expansion of the park infrastructure. Building D is a 430,000 sf, 86 door cross-dock facility with an inside clear height of 36’. Building E is a 217,000 sf, 44 door rear-load building, also with 36’ clear. The MEP & FP systems will be completed under a design-build format. The Vannoy Team worked in tandem with the developer to acquire the steel, roof and dock equipment materials early to afford completion in a fluid 10-month timeline.
